Fall Home Maintenance, One Week At A Time

Look outside right now and it still feels like summer. The leaves are green, the grass is still growing, and winter feels like a long way off. Good—because that's exactly the point of starting today.

Every year we watch the same thing happen: homeowners wait until the first cold snap in October to start thinking about fall maintenance, and suddenly it's a frantic, single weekend of raking, cleaning, and winterizing before the snow flies. It's exhausting, and things get missed—usually the things that matter most, like a furnace that hasn't been checked since last winter or hoses still connected to outdoor spigots on the first hard freeze.

Here's the opportunity: Fall maintenance isn't a weekend project. It's a season-long one. From now through late November (fingers crossed!), we have roughly ten weeks before winter really settles in. Spread across that runway, the whole list becomes manageable—a task or two a week instead of a marathon. And some of it genuinely shouldn't be done yet—a few tasks on this list are timed for later in the fall on purpose.

Week of Sept 14 — Get Ahead of the Systems

• Schedule your furnace tune-up now, before the HVAC companies get booked solid in October
• Test smoke and carbon monoxide detectors; replace batteries
• Check your HVAC air filter and grab a few spares
• Inspect window and door weatherstripping while it's still comfortable to be outside

Week of Sept 21 — Exterior Walkaround

• Walk the perimeter and look for cracked caulk around windows, doors, and trim
• Check the roof from the ground (or with binoculars) for missing or curling shingles
• Look for gaps where pests could enter as temperatures drop
• If you're planning to sell this fall, this is a great week for a quick pre-listing inspection

Week of Sept 28 — Outdoor Living Wind-Down

• Start easing out of summer mode: clean and store cushions, umbrellas, and anything that won't survive frost
• Deep clean the grill before storing it for the season
• Plant fall bulbs if you want spring color later
• Sweep and inspect decks and patios for loose boards while it's still warm enough to make repairs

Week of Oct 5 — Irrigation & Water Systems

• Disconnect and drain garden hoses
• Have your sprinkler system blown out before the first freeze (book this early—everyone waits until October and schedules fill fast)
• Insulate exposed outdoor spigots
• Check the sump pump while you're thinking about water systems

Week of Oct 12 — Fire Safety Month

• Have your chimney and fireplace inspected and cleaned if you use them
• Test your fire extinguisher's charge and expiration
• Review your family's fire escape plan
• Trim tree branches that hang too close to the roof or power lines

Week of Oct 19 — Leaves in Full Swing

• Clean gutters and downspouts, and check that water is draining away from the foundation
• Rake and bag or mulch leaves as they accumulate (don't let them mat down on the lawn)
• Give the lawn its last fertilizer application of the season
• Clear window wells of debris before they fill with wet leaves

Week of Oct 26 — Buttoning Up the Exterior

• Store or cover outdoor furniture for the winter
• Bring in or protect anything that can't handle freezing temperatures (planters, hoses, decorative items)
• Check driveway and walkway for cracks before ice makes them worse
• Wrap or store any irrigation backflow devices per manufacturer instructions

Week of Nov 2 — Pipes, Insulation & Ice Dams

• Insulate pipes in unheated spaces like garages, crawl spaces, and attics
• Check attic insulation levels—this is your best defense against ice dams later
• Seal any remaining gaps or drafts around the home's exterior
• Disconnect and store hoses completely if you haven't already

Week of Nov 9 — Final Leaf Cleanup

• Do one more thorough leaf cleanup before the ground freezes
• Aerate the lawn if you haven't already this fall
• Give the mower its last cut and prep it for winter storage
• Walk the gutters one final time

Week of Nov 16–30 — Last Call Before Snow

• Double-check your furnace filter and thermostat settings
• Make sure your snow removal equipment is ready to go (gas, blades, batteries)
• Do a final walk-through with this checklist in hand—anything still undone?
• Exhale. You spread it out, and now you're actually ready for winter.
