Trick or Treat? What Buyers Really Want in a Home
On Halloween, you open the door and hope for a treat. Buyers do the same thing when they walk through a home. Some features make them smile and start picturing their furniture. Others make them quietly walk back to the car.
Whether you're buying, selling, or just curious how your home stacks up, here's what we see buyers react to most.
The rule of thumb: Buyers forgive style. They run from condition and function. Paint, hardware, and light fixtures are easy fixes. A leaky basement or a layout that doesn't work is not.
1. The kitchen 🍬 Treat: A kitchen that works. Good counter space, a layout that flows, quality cabinets, natural light, a pantry or deep drawers, and appliances that are in good shape. "Updated" doesn't have to mean brand new. Clean, well-kept, and neutral wins. 🎃 Trick: A cramped or closed-off layout, worn cabinets, broken appliances, or bold custom finishes (loud tile or colors) that a buyer assumes they'll have to tear out.
2. The layout 🍬 Treat: Easy flow and flexibility. A spot for a home office or hobby room, a bedroom and bath on the main level, an entry with a place for coats and boots, and rooms that can change purpose over time. 🎃 Trick: Choppy floor plans, bedrooms you can only reach through another room, dark interior rooms, or no main-level bath or step-free entry for buyers who want fewer stairs.
3. The storage 🍬 Treat: Closets that actually hold things, a walk-in pantry, a mudroom or entry bench (a Minnesota essential), a garage with room for a car and the snowblower, and tidy attic or basement storage. 🎃 Trick: Not enough closets, no coat storage near the door, a garage so full the car lives outside, or a basement too damp to store anything in.
4. The outdoor space 🍬 Treat: A deck or patio in good shape, a tidy low-maintenance yard, outdoor lighting, a spot for a fire pit, or a screened porch we can use for more than three months. 🎃 Trick: Rotting deck boards, a yard that drains toward the foundation, trees leaning over the roof, or cracked and uneven patios and walkways.
5. The energy efficiency 🍬 Treat: Newer windows, good attic insulation, a high-efficiency furnace and water heater, LED lighting, and a smart thermostat. In a Minnesota winter, lower utility bills are a feature you feel every month. 🎃 Trick: Drafty windows, signs of ice dams, a furnace or air conditioner near the end of its life, or an older water heater.
The real deal-breakers Some things are scarier than a dated bathroom. These are the ones that send buyers back to the search results: signs of water in the basement, foundation cracks, a roof near the end of its life, old or unsafe electrical panels, strong odors, or unpermitted work. If you're selling, it's better to address or disclose these upfront than to have an inspector find them later.
How to use this list
- If you're buying: Make two lists, "must-haves" and "nice-to-haves," and decide which tricks you can live with, fix, or budget for. A great kitchen on a bad foundation isn't a great deal.
- If you're selling: Fix the cheap tricks first (burned-out bulbs, caulk, a squeaky door, clutter), then make sure your listing photos show off the treats. Before you spend big on a remodel, call us. A new kitchen isn't always worth it, and a new coat of paint almost always is.
- If you're staying put: Pick one treat to add this year. Better storage, a refreshed entry, or new weatherstripping makes daily life better, whether or not you ever sell.
