Ultimate Spring Home Maintenance Checklist
Imagine discovering a slow roof leak in July—after it's already damaged your ceiling, insulation, and drywall. Or firing up the A/C for the first time during the first 90-degree day of summer, only to find out it's not working. Or watching a potential buyer walk away from your home because a home inspector flagged deferred maintenance you didn't even know about.
None of that has to happen. The difference between a home that holds its value and one that surprises you with expensive repairs usually comes down to one thing: consistent seasonal maintenance. And spring is the most important season to get it right.
Winter is hard on a home. Freeze-thaw cycles stress your roof, foundation, and driveway. Ice and snow accelerate wear on gutters, siding, and window seals. Furnaces and humidifiers run constantly for months. By the time April arrives, your home has been through a lot—and a thorough inspection now prevents small issues from becoming big, expensive ones later.
Here's your room-by-room, system-by-system spring maintenance checklist:
Roof & Attic:
- Inspect your roof from the ground with binoculars—look for missing, curled, or cracked shingles
- If safe to do so, check flashing around chimneys, skylights, and vents for gaps or rust
- Look in your attic for signs of moisture, daylight, or animal intrusion
- Clear any debris that accumulated over winter
Gutters & Downspouts:
- Clean out leaves, twigs, and compacted debris
- Check that gutters are securely attached and pitched correctly toward downspouts
- Make sure downspouts direct water at least 6 feet away from your foundation
- Look for sagging sections or areas where water is pooling
Foundation & Grading:
- Walk the perimeter and look for new cracks—horizontal cracks in particular warrant a professional evaluation
- Check that soil and mulch slope away from your foundation (not toward it)
- Look for standing water or soggy ground near the foundation after rain
- Inspect window wells for debris and make sure they drain properly
Exterior Siding & Paint:
- Look for cracked, warped, or missing siding panels
- Check caulking around windows, doors, and where siding meets trim—replace anywhere it's cracked or pulling away
- Note areas where paint is peeling or bubbling (often a sign of moisture intrusion)
- Power-wash siding to remove winter grime and mildew buildup
Windows & Doors:
- Test all windows—they should open, close, and lock smoothly
- Replace cracked or broken window glazing and inspect seals on double-pane windows (fogging between panes means the seal has failed)
- Check weatherstripping on all exterior doors and replace anywhere you can feel a draft
- Lubricate hinges, locks, and sliding door tracks
HVAC System:
- Schedule your annual A/C tune-up now, before the summer rush
- Replace your furnace filter if you haven't done so recently
- Clean debris away from your outdoor condenser unit
- Test your A/C by running it for 15 minutes on a mild day—don't wait for the first heat wave
- Check that all vents are open and unobstructed
Plumbing:
- Test all outdoor faucets—turn them on and check for drips inside (a sign of a burst pipe you didn't know about)
- If you have an irrigation system, have it inspected and turned on professionally
- Check under sinks, around toilets, and near appliances for any signs of slow leaks
- Flush your water heater if it hasn't been done in the last year to remove sediment (but only if you’ve already been doing it annually).
Electrical & Safety:
- Test every smoke detector and carbon monoxide detector—replace batteries
- Check your electrical panel for any tripped breakers or signs of corrosion
- Test GFCI outlets in bathrooms, kitchen, and garage
- If you have a backup generator, test it and check fuel levels
Deck, Patio & Driveway:
- Inspect your deck for loose boards, protruding nails, and signs of rot—pay special attention to ledger board connections and posts
- Apply a fresh coat of deck stain or sealant if water no longer beads on the surface
- Check your driveway and walkways for new cracks—seal them before they expand through another freeze-thaw cycle
- Clean and inspect patio furniture for damage before summer entertaining season
Garage & Storage:
- Test your garage door's auto-reverse safety feature
- Lubricate garage door tracks, rollers, and hinges
- Check that your garage door seals against the floor properly
- Organize and declutter—donate or dispose of anything you haven't used in a year
You don't have to tackle all of this in a single weekend. The goal is to work through it systematically over the next few weeks while the weather is mild and before summer schedules get busy.
